One-bedroom granny flat floor plan 40m2

The one-bedroom 40m2 granny flat floor plan is a solid choice for anyone. It is 7525 mm in length and 5500 mm in width, keeping it compact but not crowded. The base of this one-bedroom granny flat design is fitted with a 100mm concrete slab for high-quality reinforcement and support in the foundation. Meanwhile, Colorbond steel provides durable support for both the skillion roof and the gutters of the unit. The 40m2 one-bedroom granny flat also features sliding windows and doors. These all have aluminium frames, flyscreens and key locks for strong security.

The entrance to the one-bedroom 40m2 granny flat is on the left side. The first room you encounter upon entering is the combined dining and living area. Near the dining area, you will find the kitchenette. If you go through the right of the room you will entry the bedroom area, which is directly connected to the bathroom.

The one-bedroom granny flat floor plan is also known as the investor special. It is the most compact and cost-effective option amongst all of the available one-bedroom granny flats. It functions effectively as a rental property that appeals to students and retirees. It is 7500 mm in length and 4000 mm in width, giving it a slightly narrow shape. You can choose between a skillion roof, gable roof and a gable roof with verandah combo. 

The entry to this one-bedroom granny flat is on the right side. A combined kitchen and living area are the first part of the indoors that you see upon entry. To the left is the combined bathroom and laundry area. Continuing further left will lead to the bedroom area.

The one-bedroom 60m2 granny flat floor plan demonstrates how you can maximise the use of space while sticking to one bedroom. This design is has a total length of 12 905 mm and a total width of 5830 mm. Rather than a rectangular layout, it opts for a z-shaped arrangement of rooms. It is build to a high standard and maximises durability with features like the 100mm concrete slab in its foundation and Colorbond steel used for the roof and gutters. You also get a mix of security and convenience with the sliding aluminium-framed windows and doors with flyscreens and key locks.

The entrance to the one-bedroom 60m2 granny flat is on the left side. This entryway first takes you into the kitchen and dining area. To the left, you can see the living area connected to in an open-plan fashion. Continuing to the right, through the hallway takes you to the separate toilet and bathroom which appear on the left side. If you continue into the hallway, that leads to the bedroom.
