At a minimum, your granny flat must be three metres away from any fence. If your granny flat is above a certain height, that distance may increase. There may be other approvals based around flat size – usually around 70 m2, though certain councils allow larger – and potential inclusions (parking spaces or accessibility requirements) depending on local council regulations and zoning requirements. 

How long will it take to build?

Again, the time it takes to build a three bedroom granny flat will depend on a number of individual factors related to the specific project. The complexity of the build, including size, is one factor to bear in mind, as is the time of year that you are building and the availability of materials and labour. Fundamentally, it might be a small house that you are building, but it is still a house, so could take anything from a few months to a year. 

How much will it cost?

Cost of a three bedroom flat will depend on the flat itself and the type of finishes you have selected. Similarly to the duration of the build, labour and materials will have a huge impact on cost. Any required permits and the location also play a part, making it hard to narrow in on a specific cost, though if planned carefully a granny flat in WA could cost as little as $100,000. Depending on the project, however, the budget is likely to be between $100,000 and $300,000, but this is highly variable.
